Renew worn concrete without replacing the slab

Grind and seal flooring turns worn, stained concrete into a clean, durable finished floor. We grind the surface with diamond tooling, repair damage, and apply a protective sealer, so the slab you already have becomes the floor.

Pros LLC installs grind and seal floors for warehouses, retail spaces, offices, showrooms, and industrial buildings across North Alabama and the Southeast. We're a family-owned, OSHA-certified general contractor, licensed with the State of Alabama, insured, and bonded. For slabs with significant low spots, we also offer floor leveling.

Why facilities choose grind and seal

It's one of the most practical upgrades for existing concrete: a cleaner look, better protection, and easier upkeep, without tearing out the slab.

  • Restores worn concrete

Refresh an aging slab instead of replacing it, and extend the useful life of the floor you already have.

  • Protects the surface

The sealer helps guard against stains, abrasion, moisture, dust, and the demands of daily commercial traffic.

  • Cleans up easier

A sealed surface is easier to sweep and mop than bare concrete, and it cuts down on concrete dust.

  • Looks finished

Keep a natural concrete look or add a decorative stain, with a sheen anywhere from matte to high gloss.

  • Fits tighter budgets

Because the existing slab becomes the finished floor, it's among the most cost-effective ways to upgrade concrete.

  • Starts with real prep

Mechanical grinding creates the clean, consistent surface a sealer needs to bond well and wear evenly.

How grind and seal works

Grinding removes imperfections, old coatings, stains, and surface irregularities. Once the finish is right, a protective sealer goes down to guard the concrete against wear, moisture, staining, and traffic.

  1. Assess and quote

We check the slab's condition, old coatings, stains, and cracks, then give you a same-day estimate and handle required permits.

  2. Grind the surface

Diamond grinding removes old coatings, surface stains, and irregularities, and opens the concrete for the sealer.

  3. Repair damage

Cracks and spalls are filled so the finished floor is sound and consistent across the space.

  4. Clean and seal

We remove grinding dust and apply the protective sealer in the sheen and color you chose.

  5. Walk the floor

We inspect the finished floor with you and share cleaning and care guidance for your sealer.

Grind and seal, polished, or epoxy?

All three start with ground concrete. The right choice depends on how much protection, shine, and color your space needs. Here's how they typically compare.

Comparison of grind and seal, polished concrete, and epoxy floor systems
Grind and sealThis page Polished concrete Epoxy floor system
Finish Natural concrete look with a sealer sheen from matte to high gloss High-shine natural concrete, refined through progressively finer grinding Solid color, flake, quartz, or metallic coating that covers the slab
What protects it A sealer applied over the ground surface The densified, polished concrete surface itself A thick, seamless resin coating
Durability Stands up to everyday commercial traffic and helps resist stains and dust Very hard-wearing under heavy foot traffic Most resistant to chemicals, spills, impact, and heavy equipment
Upkeep Routine cleaning, with resealing over time in high-traffic areas Routine cleaning and periodic burnishing to keep the shine Routine cleaning, with the topcoat protecting the system
Relative cost Typically the most budget-friendly Varies with the level of shine Higher upfront, depending on the system
Best for Warehouses, retail, offices, and budget-conscious upgrades Showrooms, retail, and large open spaces Manufacturing, food and beverage, medical, and decorative spaces

Grind and seal questions

Have a question that isn't here? Call (256) 762-1193.

What is grind and seal flooring?

It's a finish for existing concrete. The surface is mechanically ground with diamond tooling to remove imperfections, old coatings, and stains, then a protective sealer is applied to help guard against wear, moisture, staining, and traffic.

How is grind and seal different from polished concrete?

Polished concrete gets its shine by grinding through progressively finer grits and densifying the surface. Grind and seal gets its protection and sheen from a sealer applied after grinding, which usually makes it the more budget-friendly option.

How is grind and seal different from an epoxy floor?

Epoxy is a thicker coating that covers the concrete with a solid color or decorative finish and offers more resistance to chemicals, impact, and heavy equipment. Grind and seal keeps the natural look of your concrete and costs less upfront.

Will grinding remove all stains and damage?

Grinding removes many surface stains, old coatings, and imperfections, but deep stains and past repairs can still show through a natural concrete finish. We repair cracks and spalls before sealing and explain what to expect during your estimate. For significant low spots, we also offer floor leveling.

Can I choose the sheen or color?

Yes. Sealers are available in finishes from matte to high gloss, and decorative stains can add color while keeping the character of the concrete.

How do I maintain a grind and seal floor?

Regular sweeping or dust mopping and routine cleaning with a pH-neutral cleaner keep the floor in good shape. In high-traffic areas, the sealer can be reapplied over time to maintain protection and appearance. We share care guidance for your sealer when the job is done.

How long does installation take?

It depends on the square footage, the condition of the slab, and the sealer. Because there's no multi-coat build, grind and seal is often quicker than a full coating system. Your estimate includes a project timeline.

Do you install grind and seal in homes?

No. Pros LLC focuses on commercial and industrial flooring, including warehouses, retail spaces, offices, showrooms, and industrial buildings.
